Terms & conditions of renting this property

Cancellations

Your booking is subject to the following scale of cancellation charges:

Notification received between 84 – 42 days prior to rental start date: 25% of total rent
Notification received between 41 – 15 days prior to rental start date: 75% of total rent
Notification received within 14 days prior to rental start date: 100% of total rent
  • All cancellations and any request for changes to your reservation (such as date changes) must be made in writing by email.

Damage deposits

  • A damage deposit of £100/€100 is due 6 weeks prior to your rental start date. 
  • Damage deposits will be fully refunded within 21 days of your departure providing the property and its contents have not been damaged or lost. 
  • All normal utilities are included in your rental price. 
  • You hereby agree to pay the cleaning or replacement costs for all damages to our personal property or to the real estate, which may occur as a result of your occupancy, excluding normal wear and tear.  The owners reserve the right to charge for any callouts of the management team although callouts for issues deemed not the fault of the renter may be waived at owners discretion.
  • As the guest, you agree to take all reasonable steps to ensure that your rental party look after the property and its contents.

Liability

  • All guests are responsible for the property during occupancy and must lock windows and doors securely at all times when not on the premises and must exercise care in securing all personal property. 
  • We are not liable for guest mishaps, accidents or injuries and we strongly recommend that guests take out appropriate travel and accident insurance.

Pets / Smoking

  • Pets are NOT allowed inside the property at any time.  A pet or evidence of a pet found on the premises will result in forfeiture of guests entire rent, deposit and damage deposit.
  • Smoking is strictly prohibited inside the property.  Guests are expected to take all reasonable steps to ensure smoke does not ingress into the property and that associated debris caused by smoking is suitably removed.

 Complaints and Maintenance

  • We shall make every effort to keep the property and its contents in good working order.  In case of any issues, we will strive to repair the problem as soon as is reasonably possible after being notified.  However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, water, air conditioning, appliances etc. 
  • It is the guests obligation to report any problems or damage to the property, immediately, to the contact name given in your information pack.

Check-in and Check-out times

Guests must vacate the property no later than 11.00 AM on the day of departure and check-in time is 4.00 PM.  If you require a later check-out time or an earlier check-in time, please contact us in advance of your rental start date.

Keys

  • We shall charge £20/€25 for each set of keys lost.
  • Damaged garage remote controls will be charged at replacement cost. 
  • Departing guests are requested to return the keys as per the instructions in the information pack provided.  If you are unsure, please call the contact name in the information pack.
